View ServicesThese Terms and Conditions govern your use of the UK Land Registry Deeds website and the services provided through it.
By using this website or placing an order, you agree to be bound by these Terms. If you do not agree to these Terms, you must not use this website or place an order.
UK Land Registry Deeds is an independent document retrieval service.
We are not affiliated with HM Land Registry, the UK Government, or any official government body.
We help customers search for and obtain official copies of property documents held by HM Land Registry, including Title Registers, Title Plans, filed deeds, leases, and related property records where available.
We do not create, amend, verify, interpret, or provide legal advice on any documents supplied.
When you place an order, the fee paid includes:
a) a service element, covering property identification, title matching, registration checks, document availability checks, administration, and retrieval work; and
b) the cost of obtaining available documents from HM Land Registry records.
The service/search element is chargeable once work has begun, even where a requested document is unavailable or a property is unregistered.
All documents are supplied exactly as held by HM Land Registry at the time of retrieval.
Documents are provided “as is” and without modification.
We do not guarantee that documents will contain the information you expect or require. HM Land Registry documents may be incomplete, unclear, outdated in appearance, or limited in scope depending on the records held.
Nothing on this website, in our emails, or in any documents supplied by us constitutes legal advice.
You should seek advice from a qualified solicitor or conveyancer if you require legal interpretation of any document, boundary issue, ownership issue, lease matter, or property transaction.
We cannot guarantee that:
- a property is registered;
- the requested documents exist;
- the requested documents are held by HM Land Registry;
- documents are available electronically;
- documents are available immediately;
- the information supplied by the customer will identify the intended property;
- HM Land Registry records will contain the information the customer expects.
Where a document is unavailable, we will notify you accordingly.
Some properties and land are unregistered.
If a property is unregistered, HM Land Registry may not hold a Title Register or Title Plan for it. Ownership may instead be proved through older paper deeds or other historic documents.
Where a search confirms that the property is unregistered, we will notify you and may provide a search snapshot showing the area checked. A partial refund may be issued in line with our refund policy, with the service/search element retained.
Where a search has been carried out, the service/search element of the fee remains payable.
If no registered title or requested document is available, we may issue a partial refund, less a reasonable service/search fee to cover the work already carried out.
Where only part of an order can be fulfilled, a proportionate refund may be issued for the unavailable document or documents.
No refund will be due where the ordered documents have been successfully retrieved and delivered.
Refunds are returned to the original payment method and usually take 5–10 working days to appear, depending on your bank or card provider.
Orders are processed using the information provided by the customer.
It is the customer’s responsibility to ensure that all details submitted are accurate and complete, including property address, postcode, title number, map location, document selection, email address, and any other information requested.
We are not responsible for delays, failed searches, incorrect documents, or additional costs caused by inaccurate, incomplete, or misleading information supplied by the customer.
In the event of conflicting information, we reserve the right to rely on the information we reasonably consider to be most reliable.
Some properties may have more than one registered title, such as separate freehold and leasehold titles.
Unless otherwise stated, each order relates to one title only. Additional titles may require an additional charge.
Where multiple titles exist, we will use reasonable judgement to identify the most relevant title based on the information supplied. If the customer has selected or specified a particular title, we will follow that selection where possible.
Where a map-based search is used, the location selected by the customer will determine the land or property searched.
The customer is responsible for placing the map pin accurately.
We accept no responsibility for incorrect results, failed searches, or additional costs caused by an inaccurate or incorrect map selection.
Filed deeds are only available where they are referred to in the Title Register and held by HM Land Registry.
HM Land Registry does not hold every historic document relating to a property.
A request for an individual filed deed relates to one specific document only.
Where a customer makes a general request for “title deeds”, this will usually be interpreted as a request for the Title Register and Title Plan unless a different document is clearly selected.
Comprehensive packages include the Title Register, Title Plan, and up to two filed deeds where available.
If more than two filed deeds are available or requested, additional filed deeds may be charged at £12 per document. We will contact you before any additional charge is taken.
If no filed deeds are available, the Title Register and Title Plan may still be supplied, and a partial refund may be issued where appropriate.
Lease documents are only available where they are held by HM Land Registry.
We cannot guarantee that a lease will be available electronically or that the lease will contain the information expected by the customer.
Some leases may be lengthy, unclear, old, scanned, incomplete, or only available by post or manual request.
Where a lease is unavailable, we will notify you and may issue a partial refund in line with our refund policy.
We aim to process most orders within one hour during normal working hours, but delivery times are estimates only and are not guaranteed.
Delays may occur due to:
- HM Land Registry system availability;
- manual processing requirements;
- document availability;
- non-digital or postal-only documents;
- incorrect or incomplete customer information;
- technical issues;
- payment or email delivery issues;
- circumstances outside our control.
Some documents may require manual handling or postal supply. If this applies, we will contact you with the available options.
Customers are responsible for providing a correct email address and checking their inbox, junk, spam, and promotions folders.
We are not responsible for non-delivery caused by an incorrect email address, customer email settings, spam filters, or mailbox restrictions.
If you have not received your documents, you must contact us within 28 days of placing the order.
After 28 days, order files and related documents may be deleted or archived, and we may be unable to resend them.
Under the Consumer Contracts Regulations 2013, consumers may have a statutory right to cancel certain online service contracts within 14 days.
By placing an order, you expressly request that we begin providing the service immediately.
You acknowledge that where the service has been fully performed, your right to cancel may be lost. Where the service has begun but has not been fully completed, any refund may be reduced to reflect the work already carried out.
Once we have started searching, processing, requesting, retrieving, or delivering documents, the service/search element of the fee is non-refundable.
Customers are responsible for ensuring that they do not place duplicate orders.
Where an obvious duplicate order is identified before processing begins, we may cancel and refund the duplicate order.
Where processing has already begun, or documents have already been retrieved or delivered, refunds may not be available.
You acknowledge that:
- Title Registers usually show current ownership only and do not provide a full ownership history;
- Title Plans show general boundaries only and do not define exact legal boundary lines;
- Title Plans may not show precise measurements;
- HM Land Registry does not usually provide construction dates, property measurements, or full historic ownership records;
- filed deeds are only available where referred to in the register and held by HM Land Registry;
- some documents may not be digitised or available electronically.
All documents supplied reflect the information held by HM Land Registry at the time of retrieval.
We accept no liability for:
- errors, omissions, or inaccuracies within HM Land Registry documents;
- missing or unavailable information;
- the quality, format, or legibility of documents;
- any interpretation of documents;
- any reliance placed on documents or their contents;
- any decision made using the documents supplied.
You agree not to:
- misuse the website;
- attempt to gain unauthorised access to the website, server, payment system, or connected systems;
- use automated systems to extract data from the website;
- submit false, misleading, or fraudulent information;
- interfere with the normal operation of the website.
Payments are processed securely through our payment provider, Stripe.
We do not store full card details on our website.
An order will not be processed until payment has been successfully received.
We reserve the right to amend our services, pricing, delivery estimates, refund approach, and website content at any time.
The price and terms applicable to your order will be those shown at the time the order is placed, unless an obvious error has occurred.
To the fullest extent permitted by law, we shall not be liable for:
- indirect or consequential losses;
- loss of profit, revenue, business, opportunity, or goodwill;
- losses arising from delays outside our control;
- losses arising from reliance on documents supplied;
- losses caused by inaccurate information provided by the customer;
- losses caused by HM Land Registry system issues or document limitations.
Nothing in these Terms excludes or limits liability where it would be unlawful to do so.
We reserve the right to amend these Terms at any time.
Updated Terms will apply from the date of publication on this website.
These Terms shall be governed by and construed in accordance with the laws of England and Wales.
Any disputes shall be subject to the jurisdiction of the courts of England and Wales.
