Most standard Title Register and Title Plan orders can be processed quickly where the property is registered and the documents are available electronically.
However, some orders may take longer to process depending on the type of document requested, the property details provided, and the availability of HM Land Registry records.
Your order may be delayed if:
• the property details are incomplete or unclear
• the property has multiple possible titles
• the property is unregistered
• the requested document is not available electronically
• a filed deed, lease, conveyance, or transfer needs additional processing
• the document is too large for immediate digital supply
• the property has pending applications
• HM Land Registry systems are unavailable or experiencing delays
• the document is required for court use or formal legal evidence
Title Registers and Title Plans are usually the quickest documents to retrieve where the property is registered and the correct title can be identified.
Even so, delays can happen if the address is unclear, the land has multiple titles, or the property cannot be matched confidently from the information provided.
Filed deeds, leases, conveyances, and other supporting documents may take longer than standard Title Register or Title Plan orders.
This is because these documents may require additional official-copy processing and may not always be available electronically.
If you need a document for court filing, legal proceedings, or formal evidence, the request may require additional processing.
Court-use document requests are not guaranteed within the standard delivery timeframe. If your order is urgent or required for legal use, we recommend contacting us before placing an order.
If your order cannot be completed within the usual timeframe, we will contact you as soon as possible.
Depending on the situation, we may:
• ask for more information
• confirm the correct property or title
• explain that the document requires additional processing
• provide available documents first
• issue a full or partial refund where appropriate
This depends on the status of the order and the work already carried out.
Where a search or retrieval process has started, the service/search element of the fee may still be retained.
If a requested document is not available or cannot be supplied, we may issue a full or partial refund in line with our refund policy.
