Filed deeds are supporting documents that may be referred to in a property’s Title Register. These can include transfers, conveyances, deeds of grant, agreements, rights of way documents, restrictive covenant documents, or other records affecting the property.
However, not every property has filed deeds available.
Filed deeds are documents that HM Land Registry may hold in addition to the Title Register and Title Plan.
They are usually only available where the Title Register specifically refers to a document being “filed” or “copy filed”.
For example, a Title Register may mention a conveyance, transfer, deed, or agreement and state that a copy has been filed.
A filed deed may not be available for several reasons.
This can happen if:
• the Title Register does not refer to any filed documents
• HM Land Registry does not hold a copy of the document
• the document is not available electronically
• the document is too large or requires manual processing
• the customer has requested a document that is not referred to in the register
• the property is unregistered
No. A conveyance can usually only be requested where it is clearly referred to in the Title Register and held by HM Land Registry.
If the Title Register does not refer to a conveyance, or if HM Land Registry does not hold a copy, it may not be possible to supply it.
If you order an individual filed deed and the requested document is not available, we will let you know.
Where a search has been carried out but the document cannot be supplied, we may issue a partial refund in line with our refund policy. The retained amount covers the search and administrative work carried out.
If you need a specific document, it is helpful to provide as much information as possible, such as:
• the title number
• the property address
• the date of the document
• the type of document, such as conveyance, transfer, deed of grant, or agreement
• any wording from the Title Register referring to the document
